Residential Conveyancing Fees
The overall cost will depend on the type of transaction and will include some or all of the following:
- Our legal fees for doing the work
- Electronic transfer fees
- Search fees and other disbursements
- Land Registry fees
- Stamp Duty Land Tax
- Indemnity policy premiums
- Landlords’ and managing agents’ fees for leasehold properties.
The following figures for our legal fees are an estimate for a transaction that proceeds in the normal way to completion with no unforeseen matters arising.

In addition to the above fees on leasehold properties, there will be other payments to the Landlord or Management Company in order to either obtain information relating to ground rent, insurance, services charges etc or in the case of a purchase, to register the transaction with them
Declarations of Trust – we may advise you to enter into a Trust Deed setting out the shares in which you own the property and dealing with the interests of any other persons in the property e.g. parents or other relatives. We will advise you of the likely cost of this work at the outset but in general the fee for this is £350 plus VAT.
Transfer of Equity - may, for example, be needed if a couple are recently married, if there’s a divorce with a co-owner or when you want to add your current partner onto the deeds. We will be able to discuss your new arrangement and provide you with a Deed of Transfer; we can also advise you if a re-mortgage is needed at this time to complete the Transfer of Equity. Our fee for this is £350.00 plus VAT.
Inherited Property – if you are looking to transfer property ownership as part of an estate administration when someone has died, the fees start from £350 plus VAT.
